Terms of Service

1. What HomePassport is

HomePassport is a digital property logbook. It lets you build a permanent record of a property — automatically gathered public records, documents you upload, appliance and maintenance details, compliance reminders — and share that record via links, sale packs, or a transfer of the passport to a buyer when you sell.

The service is operated by a sole trader based in the United Kingdom. Contact: [email protected]. By creating an account or using the service you agree to these terms.

2. Your account

  • You must be at least 18 and provide accurate account information.
  • You are responsible for keeping your login credentials secure and for activity under your account.
  • You may only add properties you own, manage, or otherwise have a legitimate interest in recording.

3. Plans, trials and payment

  • Free trial — every plan starts with a 30-day free trial. No card is required to start; if you do not subscribe, your account simply becomes read-limited at the end of the trial.
  • Paid plans — billed monthly or yearly via Stripe at the prices shown at sign-up. Prices may change; existing subscribers get at least 30 days' notice of any increase.
  • Transferred passports — if a passport is transferred to you when you buy a home, you keep free read-only access to it indefinitely, and can upgrade to a paid plan at any time to continue building it.
  • Cancellation — you can cancel at any time; your plan runs to the end of the paid period. Statutory consumer cancellation rights are unaffected.

4. Acceptable use

You agree not to:

  • use the service for anything unlawful, or upload content you do not have the right to store or share;
  • upload malicious files, or attempt to probe, overload or disrupt the service;
  • scrape, bulk-extract or resell data from the service, or use automated access beyond normal personal use;
  • misrepresent a property's records, or use share links or transfers to mislead a buyer, tenant, lender or any other party;
  • impersonate another person or claim a property you have no legitimate connection to.

We may suspend or terminate accounts that breach these rules.

5. Your content and public-register data

  • You keep ownership of everything you upload. You grant us the limited licence needed to store, display and share it as you direct (for example, in a share link or sale pack).
  • Public-register data is sourced from HM Land Registry, the MHCLG EPC register and planning.data.gov.uk under the Open Government Licence v3, and remains subject to that licence.
  • When you transfer a passport at sale, the property record (including documents attached to it) passes to the new owner and you lose access to it. Transfers cannot be undone, so check before you confirm.

6. Data accuracy — important disclaimer

Public-register data is provided "as is", exactly as published by the source registers. Registers can be incomplete, out of date or contain errors, and address-matching is not perfect — records shown for a postcode or address may relate to a different property.

HomePassport is not a survey, valuation, conveyancing search or legal advice, and a sale pack or shared passport is not a substitute for them. Buyers, sellers, landlords and their advisers must still carry out their own conveyancing due diligence, searches and professional inspections. You should not make (or refrain from making) any property decision in reliance on data shown in the service without independent verification.

7. Availability and changes

We aim to keep the service available and your data safe, and we take routine backups. However, the service is provided on a reasonable-endeavours basis: we do not guarantee uninterrupted availability, and features (including third-party data sources) may change or be withdrawn. Keep your own copies of critical documents.

8. Liability

Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot be excluded under the law of England and Wales.

Subject to that, our total liability to you arising out of or in connection with the service in any 12-month period is limited to the greater of £100 and the amount you paid us in that period. We are not liable for indirect or consequential loss, loss of profit, or losses arising from decisions made in reliance on public-register data (see section 6) or from failed, delayed or mistaken property transactions.

9. Termination

  • You may close your account at any time from your account settings or by emailing us.
  • We may suspend or terminate your account for material breach of these terms, with notice where practicable.
  • On closure, your data is deleted as described in our Privacy Policy; passports you have already transferred remain with their new owners.

10. General

  • We may update these terms; material changes will be notified by email or in the app at least 14 days before they take effect. Continued use after that constitutes acceptance.
  • If any part of these terms is found unenforceable, the rest remains in force.
  • These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction (consumers resident elsewhere in the UK may also rely on the mandatory protections and courts of their home nation).
